Moving to Amelia Island: What to know first!

People often come to Amelia Island for the beaches, the charm of downtown Fernandina Beach, and the slower pace of life. But living here is a little different than vacationing here, and that’s part of what makes it special.

If you’re thinking about moving to Amelia Island, here are a few things I think are important to know. First, every part of the island has its own personality. Some people want to be near downtown, some want to be close to the beach, and others prefer a quieter neighborhood with more space or amenities. There really is no one “best” area, it depends on how you want to live.

You’ll also want to understand flood zones, insurance, and hurricane preparedness. They’re simply part of coastal living, and it’s much better to learn about them early rather than after you’ve fallen in love with a home. Another thing to know is that Amelia Island can get busy during holidays, festivals, and special events. But that’s also part of the fun. There is always something going on, and the island has a wonderful mix of visitors and locals.

What I love most, though, is the community. You start recognizing familiar faces. You run into friends downtown. You support local businesses. And before long, Amelia Island starts to feel less like a place you moved to and more like home.

My best advice? Before you move here, spend some time living like a local. Drive the neighborhoods, visit the grocery stores, walk downtown on a weekday, and see how the island feels when you’re not on vacation.

Because in the end, choosing Amelia Island isn’t just about finding a house.

It’s about finding the kind of life you want to live!
